The home buying process can seem daunting and stressful, but as a REALTOR®, my job is to guide you through it to ensure no steps are missed or misunderstood. Purchasing a home involves many layers, including home inspectors, insurance providers, and regional districts or cities. My goal is to know who to talk to and when, so you understand exactly what you are purchasing.
To empower my clients, I provide a buying folder at our first meeting. This folder contains a step-by-step process, along with tips, tricks, and pitfalls to avoid. It also includes contact information for specialists in the area who can assist us through your homebuying journey.
Location is a crucial aspect of buying a home. While it may sound like a cliché, there is truth to the saying "location, location, location." Growing up in Nelson has given me a unique advantage. I attended schools in the area, participated in local sports organizations, and explored every nook and cranny of Nelson. I view real estate as a guided experience. I will take you through the area, explaining the pros and cons of each location, along with the process, challenges, and tailoring the experience to your needs.

Step By Step
Decide to Buy a Home
Make sure you are ready both financially and emotionally to step into the housing market.

Obtain Pre-Approved
Work with a mortgage broker or your bank. They will work with you on what you require to submit an application. Once approved, this will determine how much you can afford to spend on a new home.

REALTOR® Consultation
Reach out to me and we can sit down and discuss the best strategy to insure you find the right home for your needs. We will discuss your price range, ideal locations, current market conditions, our local area, and much more curated to what you want.
3.
House Hunting
At this stage, we’ll explore all available options, both listed and unlisted, to find the right home for you. I’ll personally guide you through each property, highlighting key details so that you have all the information needed to make informed, confident decisions.
4.
Make an Offer
I’m dedicated to crafting an offer that’s tailored to your needs, including the right subject clauses and an ideal closing date. Most importantly, I’ll ensure you’re protected throughout the entire process.
5.
Accepted Offer!
Once all parties reach an agreement, we enter the due diligence stage—an in-depth review of the property’s details and history to ensure you know exactly what you’re buying. This phase typically lasts 2-3 weeks, though timing may vary based on market conditions and contract specifics.
6.
Official Documentation
After all conditions are removed, it’s time to finalize the paperwork with your lawyer and transfer the purchase funds to the seller’s lawyer. Your lawyer will guide you through this process, ensuring your interests are fully protected.
7.
Move In Day!
Finally, the big day has arrived—time to move into your new home! I’ll meet you at the property for a walkthrough to ensure everything meets your expectations. Once we’re done, I’ll hand over the keys along with a small welcome gift!
